Note: Tripartite indenture of December 11, 1856 between the commonwealth, the City of boston, and Boston Water-Power Co.: main sewer shall be built to ensure open, spacious scale, state allotted a generous 43% of total filled area for streets and parks; another 8% donated to schools, museums, and other public institutions. Deed restrictions controlled the height and setbacks of all houses constructed alog the new streets: buildings must be at least 3 stories high; no frame buildings; and private stables restricted. Household services delivered via system of alleyways. Commercial limited and manufacturing banned from entire district.
